The Vice President, Asset Management will be part of an operational team working closely with the acquisitions, development, property management, and accounting teams. This person will be responsible for building systems that enhance reporting as well as maximizing the performance and value of a portfolio of Class A assets including multifamily, office, retail and others. This person will report to the CIO or Managing Director within Bridge Development Fund Manager.

General role and responsibilities

  • Oversight of internal and third-party property managers on lease-up of Class A properties and stabilized Class A properties

  • Assist in the negotiation of property management agreements

  • Review and manage quarterly asset summary reports (and any additional reports with JV partners) for distribution to senior management and investors

  • Assemble and manage real estate schedules and valuation summaries for internal team, investors, and lenders

  • Point person for oversight of relationship with external consultants regarding placement of property insurance

  • Assemble Working Capital Plans for OZ compliance

  • Review and analyze lease proposals from prospective and current commercial tenants

  • Review post-closing documents and help transition assets from Acquisitions and Development to Asset Management

  • Work with third-party lenders and internal structured finance group on diligence items for construction loans

  • Oversee all property-specific lender reporting, track loan covenants, and ensure property compliance under terms of the loan

  • Understand Opportunity Zone regulations and related reporting requirements

  • Implement business plans on a property and portfolio basis with the objective of maximizing income, optimizing operations, improving cash flow and increasing long term value

  • Analyze income/expense projections and capital requirements

  • Work with external consultants and manage property tax valuations and appeals

  • Review and discuss periodic data related to the performance of assets with senior executives

  • Analyze property operations specifically tracking current property performance and on-site capital expenditures compared to budget projections

  • Manage lender reserves, escrows and immediate needs reimbursements

  • Visit assets regularly, maintain professional relationships with on-site management teams, and tour competing projects

  • Understand the market related to the assigned portfolio and remain well versed on current and future trends in demographics, job growth, economic drivers, product supply, along with any other market forces

  • Catalog active, property-specific service contracts, licenses, and permits

  • Assist senior Bridge executives with additional asset management functions as needed

  • Minimum 5 years of experience managing real estate assets

  • Experience in multifamily a must

  • Ability to handle multiple projects simultaneously

  • Ability to work within Microsoft Office suite and produce visually appealing reporting packages

  • Experience with lease-up of new properties

  • Exceptional writing and organizational skills

  • Experience managing relationships with joint venture partners

  • Ability to thrive in a fast-paced environment
