The Vice President of Acquisitions will work to underwrite, originate, diligence, and manage ground-up development deals as part of investments within the Bridge Opportunity Zone Fund Program, which focuses on LP investments in development deals in Qualified Opportunity Zones throughout the U.S. This position will have oversight responsibilities of a team of analysts and associates in executing the group’s business plan and will report to the Managing Director of Acquisitions.
Underwrite development deals across all major property types--particularly multifamily, office, and industrial.
Review market data and play a key role in determining key assumptions, including timing, costs, rents, operating budgets, leverage, cap rates, etc.
Originate development deals through personal contacts in the industry and through strategic outreach to best-in-class developers in key markets.
Perform extensive due diligence on deals put under LOI, reviewing zoning/entitlements, environmental, construction costs, taxes, insurance, title/survey, etc., working with third parties and internal resources to determine risks.
Enhance work processes in a quickly growing group.
Manage relationships with developers and be a key point of contact within the organization for communication between developer, CIO, lender, etc.
Write thoughtful and thorough investment memoranda for Bridge’s investment committee.
Five or more years of experience managing the acquisition of development deals (required)
Keen analytical and financial modeling capabilities, with excellent Excel and Argus skills
Strong writing and organizational skills
Experience managing relationships with joint venture partners
Ability to thrive in a fast-paced environment
